Staging Waterfront Property

Staging waterfront property is always an exciting assignment for any professional home stager. Homes with a water view or private water access are always in high demand all over the world. Many top real estate investors and consultants recommend waterfront properties as being the best possible locations to purchase, since historically, the value of said homes always rises steadily. As a water-phile myself, I love to work with beachfront, lakefront and riverfront residences and take extra joy in staging these homes to perfection.

Staging Waterfront Property Facts

Staging Waterfront Property While home staging is always a worthwhile investment in your real estate marketing plan, staging a waterfront or water view home is a virtual necessity. Waterfront properties are almost always high end and attract discriminating buyers who expect the best from their real estate considerations. Staging the home to sell is a natural fit, since staging will enhance the natural appeal of the location and will increase the perceived value of the home. Ideally, home stagers who work with waterfront properties are well trained and experienced in the many methods of optimizing the already exclusive scenic view and amenities associated with a coastal residence.

Waterfront Property Home Staging

It should go without saying, but the main star of a waterfront property should be the scenic view. It is crucial to stage the home to make the most of these idyllic vistas and maximize the impact of the natural environment surrounding the property:

* If the property has the benefit of an outdoor space facing the water, such as a patio or terrace, be sure to really turn up the charm using exterior staging techniques.

* If the property enjoys private beach or docking rights, be sure to make potential buyers aware of these much sought after amenities.

Staging Waterfront Property Advice

There is simply no substitute for water view living. As a Long Islander, I can not stand to be far away from the water and completely understand why some buyers will pay extreme premiums to live directly at the shore line, river line or lake side. When you love water and enjoy its soothing spiritual qualities, there is just nothing else which can compare…

To learn more about staging your waterfront home or apartment, contact a local home stager or consider using DIY home staging to save some cash in the process. However, if you go the sweat equity route, I highly recommend hiring a staging consultant to make sure your efforts will have the desired effect and impact.
