Decorating to Sell

Decorating to Sell When placing your home on the real estate market, decorating to sell is crucial. Home staging takes decorating to a whole new level, adding psychology, sociology and state of the art property marketing to the aesthetic improvements in the home décor. There is no doubt that home staging is one of the best investments a seller can make prior to listing their property with a real estate agent.

What is Decorating to Sell?

Unlike decorating when you intend to stay in a home, decorating with the intent to sell is a completely different ballgame. When you are improving the look and feel of your home to suit your own tastes and preferences, you can choose any style you like. However, decorating to improve a house for sale means that you must REMOVE your personal footprint from the property, by depersonalizing, decluttering and neutralizing the interior and exterior spaces to provide a universally appealing atmosphere to prospective buyers. This is exactly why home stagers are experts in real estate marketing, since they can make even the most challenging sales far easier and more profitable.

Decorating to Sell Solutions

The décor of your house will reflect YOU. When selling, you need potential buyers to see themselves in the home. In order to do this, you must objectively look at your home and alter it to suit the needs of the target buyer. This can be a complicated equation to master for novices, although home staging books and television shows do make terrific resources for DIY stagers. If planning an entire staging project for your home is too great a task, but you are good with your hands, you might choose to hire a home staging consultant to provide you with a blueprint which will address all your problematic home issues and allow you to save tons of cash by executing the design using good, old fashioned do-it-yourself sweat equity. If this is still too much work, you can always invest more money upfront by hiring a home stager to provide full service property staging for your residence.

Decorating to Sell Advice

Actually staging any property is quite easy. However, investigating the current problems in the home, identifying the changes which need to be made and finding effective solutions can be tough. This is why I recommend you learn all about home staging prior to actually doing any alteration of your furnishings. The more knowledge you have, or the more help you can hire on, the better your results will be. I work with families everyday who would like to improve their homes, but simply need some gentle guidance in the right direction. My clients recognize the value in this approach, when compared to full home staging services, since they can save lots of money, increasing their profit when they actually sell the home.
