Home Staging Checklist

Making a home staging checklist is always a good idea when preparing any property for sale. By planning the home staging design in advance and checking off items on your list, you will be able to stay organized and on time when undertaking any DIY staging project. Creating a checklist is one way that professional property stagers accomplish their many tasks and achieve the incredible results which thrill their clientele time and time again.

Making a Home Staging Checklist

Home Staging Checklist To make your own checklist detailing your staging plan, start by making notations of all the areas of your property. Be sure to include all the interior areas and all the exterior areas, as well. Do not forget the secondary structures which may be on your property, like garages, guest houses or sheds. Once this comprehensive list of zones is complete, then you can go about adding information to make it a blueprint for your home staging strategies.

For each area on your list, make observations about what needs to be done. Look at the areas objectively and consider how a prospective buyer will think of the space. Make sure to address all the crucial aspects of each area, including walls, ceiling and floor for interior spaces and general presentation for exterior spaces.

Home Staging Checklist Considerations

Here are many of the common home staging tips I use in my own checklists. Be sure to understand and apply these guidelines to each area on your list:


* Paint should be fresh and neutral, but not boring.

* Lighting should be abundant and diversified.

* Flooring should be clean and aesthetic.

* Furniture should be proportional, stylish and appropriate.

* Art and accessories should provide some accent sparkle.

* Be sure to declutter and depersonalize every space.

* Clean everything TWICE and keep everything clean by touching up each area daily.

* Get the whole family involved in the staging effort for best results and cooperation.

Home Staging Checklist Advice

There are so many things to consider when staging a home for sale. It is easy to get confused, overwhelmed or simply disorganized during this trying time. Making a checklist will give you a map to follow and provide a written record of everything you did and everything you still need to do. As you complete each project, write down the costs for the area, so that you can determine the overall price of the staging plan. Remember that home staging is tax deductible, so save all your receipts!

Using a checklist is the tool that I recommend to my own clients. When I am hired as a home staging consultant, I map out each home with the owner, so that they know exactly what they need to do and how they need to do it. This is the same advice I provide to DIY stagers who are ready, willing and able to undertake their own real estate staging plan!
