Foyer staging is one of the primary home staging strategies that MUST be used to make a positive first impression of your home in the hearts and minds of every prospective buyer. Not every home has a foyer, but every property does have a main entrance, and this area must be detailed beautifully in order to set the stage for a warm and welcoming walk-through for would-be purchasers.

Here are some of my personal favorite home staging tips which should be used in the foyer or entranceway to really please potential buyers:

* Begin the staging before the buyer even enters the house. Set a welcoming atmosphere by improving the curb appeal of the front of the home and paying special detail to the area just outside the doorway.

* Staging the front door and stoop area with appropriate decorations and fresh flowers planted near the entrance.

* Inside, make sure the first impression is good. Do not clutter the entrance with coats or shoes. Try to place these items out of sight upon entry.

* Make sure the foyer is particularly well lit and bright. Open up the space as much as possible by minimizing furnishings in the immediate entranceway.

* Place at least one interesting and striking piece of art or furniture visible upon first glance into the room. This will draw the buyers into the space and make them want to come in and look around.

* Keep the foyer immaculately clean!

Foyer Staging Advice

The entrance foyer should set the tone for a successful home tour. Buyers should open the front door and immediately be drawn to come inside. You MUST create a emotional connection to the buyer right away! Use your furnishings to bring the buyers deeper into the home and utilize groupings and vignettes to guide the buyers to the best features of the property. Once you have their interest, do not let go… Keep them moving from beautiful room to beautiful room until they are fully satisfied and ready to place a profitable offer on your property.
