Property Staging

Property staging is another term for home staging or real estate staging. Some industry professionals prefer this term, since they specialize in commercial staging design, as opposed to traditional residential marketing. One thing is sure… Regardless of what you call home staging, there is no more effective way to decrease the time a property will stay on the market, while increasing the price earned from the sale of the residence.

Property Staging Considerations

Property Staging Property refers to any salable piece of land or structure which can be used as a residence, business environment or other use. Although staging is almost always used for residential properties, such as houses and apartments, it can also be used in commercial spaces, as well. Likewise, even though staging is typically used when a property is listed for sale, it can also be utilized to prepare rental properties. Real estate staging is a very versatile marketing approach which is geared towards pleasing the average potential buyer (or renter) and creating an atmosphere of functionality, aesthetic desirability and universal appeal.

Property Staging Applications

Home staging is used throughout a property to make improvements inside and out. Exterior home staging is used to enhance curb appeal, provide balanced and beautiful landscaping and create the right environment in the yard. Interior home staging is used to optimize the look, feel and flow of all the rooms in a home, to balance proportion, declutter the space, depersonalize the style, organize the furnishings, neutralize taste specific home décor and generally make the spaces seem larger and more functional.

While there are rooms which are high priorities, such as the kitchen, bathroom and master suite, a comprehensive staging plan will encompass every room in the home. Remember that neglecting any one space, no matter how seemingly insignificant, will draw prospective buyers’ eyes to that less desirable location… especially when compared to the surrounding rooms of beauty which are fully staged.

Property Staging Advice

Everyone who lists a property for sale wants to be sure it will sell and would love to get top dollar for their efforts. However, most home owners simply WISH for these goals and are not proactive to MAKE THEM REALITY. Home staging is all about becoming involved in your own real estate marketing and doing everything possible to insure a quick and profitable sale. You can choose to hire a home stager to do everything for you or you may consider doing the work yourself using a sweat equity staging approach. Regardless of the path you choose, just be sure to include staging in your home sale plan. Without it, you are simply allowing someone to literally steal the home away for FAR LESS than it COULD be worth…
