Home staging tools are the actual items you might need to perform professional quality real estate staging in your own house. Not all tools work for all stagers and DIYers, so it is a matter of personal preference and experience to discover the approaches and equipment which will work best for you.

Basic Home Staging Tools

Here are some of the basic items you will need to begin staging right away:

A measuring tape is crucial. It is like air to a home stager; you just can’t live without it. Measurement is very important in all staging plans. You need to know the size of every area in order to find suitable furnishings and maintain a sense of ideal proportion.

Furniture gliders are small devices used for moving heavy furniture around easily and without damaging the floor surface. They are cheap and easy to use. A normal person can easily move a full size piece of furniture alone when using gliders.

Pen and paper must always be handy to chart down measurements and take notes. Do not rely on your memory, since there will be too many details to accurately remember.

 

Advanced Home Staging Tools

Here are many useful items which come in handy time and time again for professional home stagers and do-it-yourselfers alike:

Graph paper is excellent for making 2 dimensional scale models. Simply create an accurate scale (1 square = 1 foot) and cut out all the furniture items from colored paper. Then place and arrange the items on your graph, which represents the size and shape of the actual room. This is incredibly useful for planning large or busy spaces.

A computer can perform a world of staging tasks, from organizing the project to real time 3 dimensional modeling and color palate selection. There is advanced home staging software available which is simply amazing. Basic tools, such as power and manual screwdrivers, hammers, saws, wrenches and sanders, are certainly very useful.

Painting supplies should always be on hand.

Various types of tape, in a selection of colors, will serve many purposes.

Plastic ties are ideal for securing wires, fabric and other objects.

Home staging books, magazines and videos can provide a continual education of ideas and inspiration.

 

Most Effective Home Staging Tools

There is nothing expensive here which needs to be purchased. Of course, top-notch power tools and a computer can be expensive, but these are not inherently necessary. Even the most expensive tools can be rented, if they are required, for a few dollars a day.

Typically, I go out to see clients with a tape measure, a color palate, some paper, a pen or 2 and my imagination. This is all I need to get the job done. I recommend that you take advantage of the tools you have, but do not feel that you need to buy anything expensive in order to do a terrific staging job. You just need yourself and your skills.
